Rural Direct Home Loan Application and Packaging
Families and individuals who are denied a conventional loan due to limited income, down payment, or credit score may qualify for a United States Department of Agriculture Rural Development (USDA RD) Direct Home Loan. This loan has a payment assistance feature offering fixed interest rates that can be as low as 1%. The loan payback term varies based on assistance amount from 33 - 38 years. Together these loan features allow for a low monthly payment, low down payment and approval of people who may not qualify for conventional loans.

HPCDC offers an in-depth pre-purchase home buyer workshop designed to inform renters and first-time home buyers about the entire home buying process. We teach you about the financial benefits of owning your own home and the home buying process from start to finish. Buying a home is likely to be one of the biggest investments you will ever make; we can help ensure you do it based on an informed decision. Our workshop is a necessary step to qualify for USDA Direct Loans, NIFA loans and our closing cost and down-payment assistance. One-on-one Reverse Mortgage Counseling is available by phone, video or face to face for homeowners over age 62. A HUD FHA guarenteed reverse mortgage can provide access to some of the equity in your home while living in the home without requiring monthly mortgage payments. Counseling helps understand the costs, advantages and disadvantages of using a reverse mortgage as well as the alternatives. Our counseling sessions are tailored to your unique circumstances to help you understand what a reverse mortgage is and how it might meet your housing goals. This counseling is required to apply for a HECM loan.

We also assist in working with lenders to get the homeowner(s) current, and stay that way!

Our services advise you by considering your whole financial picture, review your budgeting and spending and evaluate your credit report with information on how to improve your score.

Our counselors and partnership with the Fair Housing Center of Iowa helps renters, landlords and the general public to understand state and federal laws protecting Nebraskans against discrimination because of race, color, gender, religion, disability, family status or national origin.

We can assist homeowners to evaluate the benefit of refinancing and predatory lending and scam alerts. We provide referrals to community partners for weatherization, rehab and energy smart.
